Approved Downtown Projects Slated for Development

151 S State Street // Liberty Sky

Liberty Sky will be a high rise structure composed of 270 residential units reaching 262 feet in height. It will feature glass facades on all four sides interspersed by block and concrete with the most prominent design element being the distinct roofline slanting toward the sky. Street level engagement along State Street will include an outdoor patio and illuminated front portico that resembles the shape of the building. Parking will be located within a separate structure behind the principal building.

This project went through the Design Review process because it exceeds the maximum building height of 100 feet for buildings not located on block corners within the D-1 (Central Business District) zone. Approval was granted in January 2019.

61 S State Street // Tower 8

At a height of 395 feet, Tower 8 will be an instantly recognizable element of the Salt Lake City skyline. Only the Wells Fargo Center (422 feet) and LDS Church Office Building (420 feet) are taller. The proposed commercial office tower will be located at the corner of State Street and 100 South directly to the west of the Harmons grocery store. It is owned by Property Reserve Inc (the private real estate arm of the Church of Jesus Christ of Latter Day Saints) and is part of the overall City Creek Center plan. The design will feature mostly cool, blue glass with a rounded edge sweeping back from the corner along 100 South. The State Street fa├žade features two mezzanine floors along the State Street which incorporate stylistic elements of existing architecture within the vicinity. 

This project was administratively approved via a Conditional Building and Site Design Review due to exceeding the maximum height of 375 feet on block corners within the D-1 (Central Business District) zone. Approval was granted in November 2018.

340 West 200 South // Paper Box

The Salt Lake City Redevelopment Agency (RDA) solicited requests for proposals to redevelop this parcel left vacant when the Paper Box Company relocated within the city. The selected proposal takes advantage of the unique lot shape which traverses the center of the block between 300 and 400 West. The design consists of three separate mixed use buildings, two shared public spaces featuring public art linked by a midblock pedestrian/automobile lane, and an automated parking system. There will be a total of 184 residential units with 14 of them being live/work spaces, and a total of 2,266 square feet of commercial space on the ground floors.

This project went through the Planned Development and Conditional Building and Site Design Review processes because there is more than one principal building on the parcel and the setback from the western property line exceeds the maximum of 5 feet allowed within the D-4 (Downtown Secondary Central Business District). Approval was granted by the Planning Commission on June 13, 2018.

611 S Main // 6th and Main

6th and Main will be a mixed-use development on the northwest corner of the block directly south of the Grand America hotel and is within D-1 (Central Business District) zone. It will consist of 175 high-end apartment units above 11,356 square feet of commercial/retail space on the ground floor. The design features concrete construction for the first three levels with stick construction above, forming a large plaza on the fourth floor with a swimming pool and common area. The ground level commercial along Main Street and 600 South has extensive amounts of glass to encourage an open and inviting feel. Parking will be located behind the commercial uses and extend up to the second level and part of the third level. The apartment units will be located on the third floor and above, and will be either one or two bedrooms. 

This project was approved via the Planned Development process due to a reduction of the building height from the required 100 feet on block corners in the D-1 zoning district to approximately 85 feet. Approval was granted by the Planning Commission on February 13, 2019.

369 S 400 E // Quattro

Quattro is a new, seven story transit-oriented mixed-use building on just over half an acre at the northeast corner of 400 E and 400 S.  The building will have 95 residential units, two private amenity decks, two fitness areas, street level retail and a parking garage that uses an automated system rather than traditional surface or garage parking. 

The project met the required number of points for the administrative Transit Station Area review process and was approved in June 2018.
