Salt Lake City has received a request from Sean Thompson, of the Elliot Work Group, on behalf of the property owner, Hardage Hospitality to rezone and amend the future land use map designation of the properties listed below.

  • Parcel: 16-05-303-034, Address: 370 S 800 E, Zone: TSA-UN-T
  • Parcel: 16-05-303-028, Address: 775 E 400 S, Zone: TSA-UN-T

The applicant is requesting that the properties be rezoned from TSA-UN-T and RMF-35 Single-family Residential to TSA-UN-C to allow for a height increase for a mixed-use apartment building. According to the applicant’s narrative, the project would be created in accordance with the TSA-UN-C standards to provide a commercial amenity on the ground floor, internal parking, and residential units on the second through seventh floor. The applicant has also requested that the plan’s Future Land Use Map be changed to redesignate the density to ensure that the proposed rezone is consistent with the Central Community Master Plan and East Central Neighborhood Plan.

  • Notice of this application has been sent to the Chair of the East Central City Community Council where the property is located, who may choose to schedule the matter at an upcoming meeting. Please contact the chair(s) of these organizations to determine whether a community council will review this petition and when and how that meeting will occur.   • Notice has also been sent to property owners and residents within 300 feet of the project to obtain public input and comments on the proposal. Notified parties are given a 45-day period to respond before a public hearing with the Planning Commission can be scheduled.
  • During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.
  • The Planning Commission will then hold a public hearing for additional public comments and make the final decision on the matter.
