The proposed project is for a new mixed-use building to replace the surface parking lot at 470 W 600 S. The eight-story building will consist of three levels of structured parking with a retail space on the ground floor and residential uses on levels 4 – 8.

Level 4 will have two courtyards and an amenity deck for the use of the building’s residents. The residential units will be a mix of studio, 1-bedroom, and 2-bedroom for a total of 275 units. The structured parking will provide the required parking for the users of this building as well as 2 other new buildings on the block that have already received planning commission approval.

An east/west midblock walkway will be installed as part of this project which will run along the south side of the proposed building and connect with the existing north/south midblock walkway that was recorded as part of a different phase of overall project. The 1,230 SF ground floor retail space is proposed to be at the rear of the building, rather than adjacent to 500 W, and will be accessible through the midblock walkways. This configuration is proposed to focus the active uses on the urban park being built in the middle of the block.

Next Steps

  • Notice of this application has been sent to the Chairs of the Granary District Alliance and Downtown Community Council, where the property is located, who may choose to schedule the matter at an upcoming meeting. Please contact the chair(s) of these organizations to determine whether a community council will review this petition and when and how that meeting will occur.   • Notice has also been sent to property owners and residents within 300 feet of the project to obtain public input and comments on the proposal. Notified parties are given a 45-day period to respond before a public hearing with the Planning Commission can be scheduled.
  • During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.
  • The Planning Commission will then hold a public hearing for additional public comments and make the final decision on the matter.
