Fleet Block RFQ

Responsive Margin

Salt Lake City issued a Request for Qualifications (RFQ) for the development of Fleet Block (800 South between 300-400 West) on May 1. Selected developers will be announced in July.

Development

The City is planning to partner with two teams for the development of the two northern parcels along 800 South and 300/400 West.

The parcels will be used for mixed-use developments that include housing and retail space.

Additionally, the Public Lands Department is leading the creation of a 3-acre public open space on the block’s southeastern corner.

Background

The 8.75 acres of City-owned property on the block originally housed various City operations, including vehicle fleet maintenance and public works facilities.

Fleet Block is a unique development opportunity due to its strategic location within the rapidly transforming Granary District and proximity to the vibrant, walkable, Central Ninth Neighborhood.

A graphic of the Fleet Block divided into four parcels, including a 3-acre public open space, and mid-block streets.

What’s happened so far

  • Initial Environmental remediation and studies
  • Demolition of the original Fleet Block structures
  • Securing $3.9 million for the creation of City-owned and maintained mid-block streets

Community Benefits

The projects will include Community Benefits Agreements—contracts where the developer agrees to give back to the neighborhood with public benefits like affordable housing or commercial space for locally-owned businesses.

Next Steps

The selection committee — made up of community group members, nonprofit leaders, and city staff and leadership — is currently evaluating proposals.

Developers will be selected based on their qualifications and vision.

Once they are selected and begin work on the development design concepts, they will present to community councils and other neighborhood groups.
