Two nationally recognized development partners will redevelop the northern parcels of the Fleet Block, located along 800 South and 300/400 West.
After issuing a request for qualifications in May, the City convened a selection committee of community members, nonprofit leaders, and City staff. After a thorough review of proposals, the committee chose Mercy Housing and Brinshore Development for the northeast and northwest sites, respectively.
Development
The City is partnering with Brinshore Development and Mercy Housing for the development of the two northern parcels along 800 South and 300/400 West.
The parcels will be used for mixed-use developments that include housing and retail space.
Additionally, the Public Lands Department is leading the creation of a 3-acre public open space on the block’s southeastern corner.
Background
The 8.75 acres of City-owned property on the block originally housed various City operations, including vehicle fleet maintenance and public works facilities.
Fleet Block is a unique development opportunity due to its strategic location within the rapidly transforming Granary District and proximity to the vibrant, walkable, Central Ninth Neighborhood.

Community Benefits
Through Salt Lake City’s first Community Benefits Agreement (CBA), the City, local neighborhood representatives, and future developers will come together to ensure community priorities are reflected in the project.
A Community Benefits Agreement is a formal agreement that outlines ways a project will give back to the neighborhood. By sharing your feedback online or participating in workshops you can help guide what commitments developers make, like reserving retail spaces for local businesses or housing for first-responders.
Two community workshops will be held in March 2026 to discuss community ideas to bring into the Community Benefits Agreement process. Register for the events or learn more about how you can share your feedback.
Next Steps
Developers are beginning work on development design concepts. They will present these plans to community councils and other neighborhood groups.
