Downtown Parking Regulations

On Aug. 12, the Council approved changes to parking rules in the Downtown and Gateway zoning districts. These changes aim to make the zoning code clearer and easier to use, enhance pedestrian experience, and promote quality design while meeting parking needs.  

What’s Changing?

  • New parking lots must be part of a property with a building. 
  • Parking lots can be behind or to the side of the building and can have a maximum of 40 spaces. 
  • Side lots may only have one parking row and one aisle, must be set back at least 25 feet from the front or corner of the property, and are subject to applicable landscaping requirements.  
  • Non-parking uses on upper floors are no longer required.  
  • 50% of each street-facing side of a building must be made from solid, high-quality materials such as stone, brick or patterned concrete.  
  • Upper-floor portions used for parking are exempt from glass requirements.  
  • Outdated rules and processes that are no longer used have been removed.

These changes will only affect the Downtown and Gateway-Mixed Use zoning districts. See the map below for the areas affected.

Planning Commission Recommendation

The Planning Commission reviewed the changes at its March 26 meeting and held a public hearing. The Commission voted unanimously to forward a positive recommendation to the City Council. For more information, access the meeting materials or watch the meeting.
