FIRE CODE REQUIREMENTS

SINGLE AND TWO FAMILY RESIDENTIAL and UNOCCUPIED BUILDINGS – Including ADU

  1. Approved fire apparatus access roads shall be provided for every facility, building or portion of a building hereafter constructed or moved into or within the jurisdiction. The fire apparatus access road shall extend to within 150 feet of all portions of the facility and all portions of the exterior walls of the first story of the building as measured by an approved route around the exterior of the building or facility. (“Approved” is defined by a calculation of the height of building X .3 + 4-feet. This is the dimension measured from the exterior wall to any lot line or permanent obstruction that shall be provided, with route being straight lines and right angles.   2. Fire apparatus access roads shall have an unobstructed width of not less than 20 feet, exclusive of shoulders, except for approved security gates in accordance with IFC Section 503.6, and an unobstructed vertical clearance of not less than 13 feet 6 inches. A minimum of width of 26-feet shall be provided for structures greater than 30-feet or where fire hydrants are located along the access road. [IFC503.2.1] (Exhibit B)
  3. Dead end fire access roads greater than 150-feet shall be provided with an emergency turn a round. Hammerhead turn areas are increased to 80-feet to accommodate SLC FD apparatus. [IFC 503.2.5] (Exhibit D)
  4. Where a portion of a single or two family dwelling or U occupancy (detached garage or shed) hereafter constructed or moved into or within the jurisdiction is more than 600 feet from a hydrant on a fire apparatus access road, as measured by an approved route around the exterior of the facility or building, one shall be provided. [IFC 507.5.1] Measurements are following the drive route, and in straight lines and right angles. Fire hydrants shall provide the minimum fire flows required. Check with Public Utilities for flows and size of existing water mains. (Exhibit C)
  5. Address identification shall be provided, which is legible and visible from the street or road fronting the property. Address identification characters shall contrast with their background, be Arabic numbers or alphabetical letters. Numbers shall not be spelled out. Each character shall be not less than 4 inches high with a minimum stroke width of 1/2 inch. Address identification shall be maintained.
