Deferred Submittal Agreement
A Deferred Submittal Agreement allows certain portions of a construction project to be submitted after permit issuance, with prior approval from the Building Official.
Overview
Deferred submittal items are portions of the design not submitted with the initial permit application but approved to be submitted later. These items must be clearly listed on approved plans and placed in a visible location.
The Engineer or Architect in responsible charge is accountable for reviewing and coordinating all deferred submittal documents to ensure they are compatible with the building design.
Submittal Requirements
- Deferred submittals must be reviewed, stamped, and signed by the Engineer or Architect in responsible charge.
- All deferred items must be submitted to the City for review within 30 days of permit issuance.
- A letter must be included stating that the deferred item complies with the design of the structure.
- Deferred items are submitted at the contractor’s and design professional’s risk and cannot be installed until approved by the Building Official.
- A stop work order may be issued if these requirements are not followed.
- A pre-construction meeting with the inspector is required to discuss deferred submittal requirements.
Common Deferred Submittal Items
- Building exterior envelope (storefronts, cladding, curtain walls, windows)
- Elevators and associated systems (including sump pumps)
- Precast concrete vaults
- Raised floor systems
- Skylights (custom or pre-manufactured)
- Trusses
- Pre-manufactured walk-in coolers
- Window washing equipment and anchorage systems
- Post-tensioned slabs
- MEP seismic supports
Additional Deferred Items
Additional deferred submittal items may be proposed as part of the project and must be approved by the Building Official.
Important Note
All deferred submittal items must be submitted to the City for review within 30 days of permit issuance.
