On January 14th, 2026, the Planning Commission forwarded a recommendation of denial for both the Master Plan Amendment and Zoning Map Amendment to the City Council. The City Council will hold a public hearing and make the final decision on the matter. Please contact the Council office for additional information or to provide public comments on these proposals.
Proposed Project Overview
Representatives of the Clark & Christine Ivory Foundation are requesting the property at 2669 W. 3300 North be rezoned from Agricultural (AG-2) to Northpoint Light-Industrial (M-1A). In connection with the rezone, the Northpoint Small Area Plan is required to be updated. The property was recently (June 2025) annexed into Salt Lake City. During their motion to approve the rezone, the Salt Lake City Council indicated support for the property to be rezoned M-1A. The property is approximately 80 acres and is currently vacant. Specific future land uses have not determined other than to indicate they would be allowed under the light-industrial zoning and consistent is scale and design of nearby development.

Notice has also been sent to property owners and residents within 300 feet of the project location to obtain public input and comments on the proposal. Notified parties are given a 45-day period to respond before a public hearing with the Planning Commission can be scheduled.

During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.
Public Hearings & Final Decisions
The Planning Commission will then hold a public hearing on January 14, 2026 to gather additional comments and make a recommendation to the City Council, which will hold a final public hearing before making a final decision.
