California Ave. Rezone at 1469 W. California Ave.

Proposed Project Overview

Drake Powell, on behalf of the property owner, is requesting approval from the City to amend the zoning map at 1469 W. California Avenue from the existing R-1/7,000 Single Family Residential District to the FB-UN1 Form Based Urban Neighborhood District. The property is currently vacant and is approximately .34 acres. If approved, the applicant intends to construct family-sized, for-sale housing on the lot. The proposed FB-UN1 zone allows for housing types such as single-family, two-family, cottage developments, and row houses with a maximum height of 30’. Standards for zoning map amendments may be found in Section 21A.50.050.B of the Salt Lake City Code of Ordinances.

Public Comment Period: May 26 – July 10, 2026

Notice has also been sent to property owners and residents within 300 feet of the project location to obtain public input and comments on the proposal. Notified parties are given a 45-day period to respond before a public hearing with the Planning Commission can be scheduled.

During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.

Public Hearings & Final Decisions

The Planning Commission will then hold a public hearing to gather additional comments and make a recommendation to the City Council, which will hold a final public hearing before making a final decision.
