Proposed Project Overview

Carson Cronk, the property owner, has submitted a petition to amend the zoning map for (or rezone) the property located at approximately 1556 S 500 E from R-1-5000 Single-Family Residential District to MU-2 Mixed Use 2 District. The subject property was the site of a former hair salon that was converted to a single-family home in 2018. The purpose of the requested zoning change is to restore the building’s commercial designation, with the community benefit of providing commercial space for a local business to offer neighborhood-serving retail. Because the proposal does not align with the adopted future land use map in the Central Community Plan, an amendment to the General Plan for this area is also being considered as part of the request. This property is located within City Council District 5, represented by Erika Carlsen.

Notice of this proposal has been sent to Chair(s) of the Community Council(s) in the area where the project is located. The Council(s) may choose to review the proposal at an upcoming meeting. Please contact the Chair(s) directly to find out if the proposal will be reviewed, and if so, when and how the meeting will take place.

Notice has also been sent to property owners and residents within 300 feet of the project location to obtain public input and comments on the proposal. Notified parties are given a 45-day period to respond before a public hearing with the Planning Commission can be scheduled.

During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.

Public Hearings & Final Decisions

The Planning Commission will then hold a public hearing to gather additional comments and make a recommendation to the City Council, which will hold a final public hearing before making a final decision.
