Introduction
The Council recently voted to allow single-family attached dwellings in commercial zoning districts of the city that already allow multifamily housing. This type of housing is now allowed in the following zoning districts:
- Community Shopping (CS),
- Commercial Corridor (CC),
- General Commercial (CG), and
- Small Neighborhood Business (SNB).
This change, initially requested by a private developer, aims to increase housing and housing ownership in the city.
The initial proposal would have also allowed single-family attached dwellings in the Community Business (CB) and Sugar House Business Districts (CSHBD 1 & 2) districts. However, the Salt Lake City Planning Division recommended that the City Council not allow single-family attached dwellings in those zoning districts due to Sugar House’s dense mixed-use character and the small-scale commercial nodes within the CB district. The Council will consider this recommendation when it reviews this request.
Examples of areas zoned as CB include 9th & 9th, Glendale Drive near Navajo Circle, 300 West in the Marmalade District, and Highland Drive near the border with Millcreek City.
