On August 16, 2022, the Council voted to approve a request to change Salt Lake City Code for the R-2 zoning district. This district allows a mix of single- and two-family homes. Prior to the change, a single-family home in the R-2 zoning district could not cover more than 40% of a property. A two-family home may not cover more than 45% of a property. The recently-approved change now allows single-family homes to cover up to 45% of a property to match what is allowed for two-family homes.
The change only affects properties within the R-2 zoning district which are found across SLC, but primarily in the Central City and Capitol Hill neighborhoods. Staff from the Planning Division estimate the proposed change would affect about 1,300 single-family parcels of property.
Building Coverage Explained
Building coverage is the percentage of a property covered by a building or buildings. The purpose of building coverage limits is to allow enough open space in neighborhoods.
