Proposed Project Overview

Develop the USA Climbing National Training Center at approximately 535 W 300 S. Currently, the land is a vacant commercial lot and is zoned Gateway Mixed Use (GMU).

Design Review is required to allow modifications to the following zoning standards:

  • Reduce minimum building height of 75 feet to the proposed 65 feet
  • Exterior climbing walls
  • Setback for the plaza space
  • Reduce ground and upper floor glass percentage
  • Building entrance frequency reduction
  • Relief from the blank wall, maximum length, and horizontal architectural standards
  • Allow the street-facing façade length to exceed 200 feet

Next Steps

Notice of this application has been sent to the Chair of the Downtown Community Council and the Granary District Alliance where the property is located, who may choose to schedule the matter at an upcoming meeting.

Public Comment Period: October 14 – November 28, 2025

Notice has also been sent to property owners and residents within 300 feet of the project to obtain public input and comments on the proposal. Notified parties are given a 45-day period to respond before a public hearing with the Planning Commission can be scheduled.

During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.

Public Hearings & Final Decisions

The Planning Commission will then hold a public hearing for additional public comments and make the final decision on the matter.
