Proposed Project Overview
Kalei Masima-Duke, on behalf of the property owner, is requesting approval to amend the zoning map amendment at 715 S Gudgell Ct from the existing RMF-30 Low Density Multi-Family Residential District to the RMF-35 Moderate Density Multi-Family Residential District. The property is currently vacant and measures 3,387 square feet. Both the RMF-30 and RMF-35 districts allow the same housing types, including single-family, two-family, small-scale multifamily, row house, and cottage development, but the RMF-35 district allows these housing types on smaller lots. The property is located within City Council District 4, represented by Jennifer Napier-Pearce.
Public hearings will be held with the Planning Commission and City Council on this matter at a future date. Additional notices for the public hearings will be provided.

Notice has also been sent to property owners and residents within 300 feet of the project location to obtain public input and comments on the proposal. Notified parties are given a 45-day period to respond before a public hearing with the Planning Commission can be scheduled.

During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.
Public Hearings & Final Decisions
The Planning Commission will then hold a public hearing to gather additional comments and make a recommendation to the City Council, which will hold a final public hearing before making a final decision.
