Simondi Ave. and 300 North Rezone
The Council recently approved a request to rezone property at 803, 805, 807, & 815 W Simondi Ave, and 802, 806, 810, & 814 W 300 N. The property is owned by NeighborWorks Salt Lake, a nonprofit organization focused on improving neighborhoods.
The property was previously zoned for single-family residential (R-1/7000), and the Council rezoned the property as low-density multi-family residential zoning (RMF-30). The property owner requested the RMF-30 zoning to allow higher density and greater flexibility in housing types to build affordable housing. Under the new zoning, the property owner may build more housing units on the property.
The Council also approved a request to change the Northwest Community Plan to allow “medium density residential” at this location in place of its previous “low density residential” designation.
What is the Northwest Community Plan?
The Northwest Community Plan is the City’s general plan for the neighborhoods between I-15 and I-215 and north of I-80. The plan serves as a vision and framework to guide growth and development in the area.

The Council held and closed a public hearing for the proposed Simondi Ave. and 300 North Rezone. The Council is tentatively scheduled to vote on the rezone request at its Tuesday, March 26, 7 p.m. formal meeting.

The Council received a briefing about the proposed rezone at 803, 805, 807, & 815 W Simondi Ave, and 802, 806, 810, & 814 W 300 N. The proposal would allow greater flexibility in housing types to develop these properties with the goal of providing attainable, for-sale units in a community land trust model, facilitated by the local non-profit NeighborWorks Salt Lake.
