Harbor Bay Ventures, has submitted applications to the City for a Zoning Map &  Zoning Text Amendment and a Master Plan Amendment. The purpose of this request is to enable the redevelopment of property at 1095 E 2100 S with a mixed use, multi- family building. The property currently houses a Wells Fargo bank branch, associated offices, and a parking structure.

The proposed Zoning Map and Zoning Text Amendment would rezone the property from CSHBD1 (Sugar House Business District 1) to CSHBD-SUS (Sugar House Business District – Sustainability District). The CSHBD-SUS (Sugar House Business District – Sustainability District) is a new zone, proposed by the associated code text amendment, with a specific focus on sustainability. The proposal applies to the entire property at 1095 E 2100 S, with a total area of 1.22 acres. To support the new zone and development proposal, the applicant has also proposed to add language to the Sugar House Community Master Plan that clarifies that sustainable mixed-use development is eligible for increased height bonuses.

Next Steps

  • Notice has been sent to property owners and residents within 300 feet of the project to obtain public input and comments on the proposal. Notified parties are given a 45-day period to respond before a public hearing with the Planning Commission can be scheduled.
  • Notice of this application has been sent to the Chair of the Sugar House Community Council who may choose to schedule the matter at an upcoming meeting. Please contact the chair of these organizations to determine whether a community council will review this petition and when and how that meeting will occur. 
  • During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.
  • The Planning Commission will then hold a public hearing for additional public comments and make a recommendation to the City Council, who will make the final decision on the matter.
