Sugar House Community Master Plan, Future Land Use Map and Zoning Map change for the former Sugar House Fire Station

Zoning Map Amendment

Sugar House Community Master Plan, Future Land Use Map and Zoning Map change for the former Sugar House Fire Station

Petition Number: PLNPCM2021-01007 (master plan change) and PLNPCM2021-00914 (zoning map change)

Existing Zoning: PL – Public Lands

Proposed Zoning: CSHBD-1 Sugar House Business District 1

Council District: District 7, Represented by Amy Fowler

The Planning Division is working on changes to the Sugar House Community Master Plan Future Land Use Map and a change to the zoning map for the property where the former Sugar House Fire Station was located.

The proposed change would the area within the red circle in the above image from Institutional and Public Lands” to “Business District Mixed Use Town Center Scale.”  This means that the land could be developed similarly to other recent developments in the area around the former fire station site.

The proposal would change the zoning from PL Public Lands to CSHBD-1 Sugar House Business District 1 to match the zoning of the property to the East.  The PL zoning district is primarily for public service types of uses, such as fire stations but does commercial or residential uses.  The proposed change to CSHBD-1 would allow a mix of commercial and residential land uses similar to what has been developed nearby.

The property owner is the Redevelopment Authority of Salt Lake City and the proposed changes are being requested by the City for the purpose of future development. No development proposals have been determined at this time.

Project Location

Located at approximately 1085 Simpson Ave S.
