Salt Lake City has received a request from Bert Holland, property owner representative, to amend the zoning map for the properties located at approximately 858 W and 860 W Hoyt Place. The proposal would rezone the property from R-1/5,000 Single Family Residential to SR-3 Special Development Pattern Residential District. The two lots are approximately .39 acres or 16,988 square feet. The proposed amendment to the Zoning Map is intended to allow the property owner to subdivide the property to accommodate a third phase of the Hoyt Place Planned Development. Future development plans were not submitted with this application.

Next Steps
The Planning Division is in the process of obtaining public comments on this petition to help identify concerns and issues from the public. The process for a zoning amendment (“rezone”) includes multiple steps and public hearings. The following additional public meetings will be held regarding this rezone. Nearby residents and property owners will receive mailed notice for each of the below public hearings.
- Notice of this application has been sent to the Fairpark Community Council Chair for review. The council has a 45-day period to respond before a public hearing with the Planning Commission can be scheduled. Early notification has also been sent to property owners and residents within 300 feet of the project.
- Planning Commission: Will hold a public hearing and make a recommendation to the City Council (Date TBD).
- City Council: Will hold a public hearing and make a decision (Dates TBD).
- The City Council is the final decision maker on this rezone proposal.
