Richard Morley (applicant), representing the property owner, has submitted a petition to allow a cabinet assembly business at 75 S 600 W.  The business will occupy a unit in the existing building at this address. No additions or modifications to the existing building are proposed as part of this request.

The property is located in the GMU Gateway Mixed-Use District where industrial assembly is a conditional use. The conditional use process looks at compatibility, location, configuration, and potential impacts of the proposed use. The proposed use will be subject to all relevant development requirements in City Code section 21A.31.020 GMU Gateway Mixed Use District and 21A.54 Conditional Use.

The use will occupy a unit within the existing building at 75 S 600 W. The applicant intends to use the space as is, and no tenant improvements or modifications to the exterior of the building are planned as part of this proposal. The business operations will include assembly of pre-cut cabinet parts into finished cabinets.

The remaining units in the building are currently vacant. Loading and unloading will take place at the existing on-site loading docks. The maximum anticipated trip generation per week is 2 deliveries of cabinet parts to the shop and 2 deliveries of assembled cabinets to job sites. No customers will visit the site. At most, there will be 3 employees on site during peak hours.

  • Notice of this application has been sent to the Chairs of the Downtown Community Council and the Fairpark Community Council. Notified parties are given a 45-day period to respond before the proposal can be heard at a public hearing with the Planning Commission. The Council may choose to schedule the proposal for discussion at an upcoming meeting. Please contact the Chair of the organization to determine whether they will review the petition and the details of the meeting (if applicable).   • Notice has also been sent to property owners and residents within 300 feet of the project to obtain public input and comments on the proposal.
  • During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.
  • The Planning Commission will then hold a public hearing for additional public comments and make the final decision on the matter.
