Kaia Ragnhildstveit, representing the property owner, has submitted an application to the city for Planned Development for a 4-lot subdivision with 3 lots without frontage on a public street. The purpose of this request is to construct 4 townhome units each on its own lot.

The property is currently vacant and is comprised of a single parcel with frontage on Lake Street. There are some parking stalls on the site and vehicular access from Lake Street to the neighboring lot to the west, which fronts along 700 East.

The proposed subdivision would create 4 new lots – one with frontage on Lake Street, and the remaining lots located internal to the property without frontage. The property is located in the RMF-35 zoning district. All new lots in this zone are required to have frontage on a public street, unless approved through the Planned Development process. The approval standards for a Planned Development are located in City Code 21A.55.

  • Notice of this application has been sent to the Chair of the Sugar House Community Council. Notified parties are given a 45-day period to respond before the proposal can be heard at a public hearing with the Planning Commission.   • Notice has also been sent to property owners and residents within 300 feet of the project to obtain public input and comments on the proposal.
  • During and following this comment period, the Planning Division will evaluate the proposal against the applicable standards, taking into consideration public comments as they relate to the standards, and develop a recommendation for the Planning Commission.
  • The Planning Commission will then hold a public hearing for additional public comments and make the final decision on the matter.
